RE: [San Leandro] - RealWatch, New: 7, Reduced: 3, Sold: 6 - what's up with the low asking prices?

Hi Mary,

I feel your pain.  But you have to realize that the Oakland homes (that you reference) never went down like our homes did.... while we experienced a 40% drop they experienced a 5-10% drop.  Our prices are going up (click here for a three year look at pricing in San Leandro for 94577)

Trouble is that if people were to ask for prices far above the market price... they would not be able to access financing since the recent comparable sold pricing would not support the asking price.  The upward pricing momentum is happening... we'll just have to let it continue to play out.
